It goes grey. Then it goes porous. Then water gets past the surface into the base underneath, softens the material carrying the load, freezes, expands, and lifts the whole thing apart from below. By the time there is a hole in your driveway, the hole is the last step in a sequence that started years earlier.
Sealcoating interrupts that sequence. It puts a coat over the surface that takes the UV and the water instead of your pavement, and it costs a fraction of what the repair costs once the base is involved. That is the entire argument, and it is why the honest advice is every two to three years rather than when it starts to look bad.
What it is not, is a repair. A coating cannot bridge an open crack or replace missing material, and anyone who tells you it will is selling you paint over a problem. So the cracks get filled and the failures get patched first — and then the sealer goes over a surface that is actually closed.

Every two to three years for most surfaces. That keeps the asphalt protected from weather, water and cracking. High-traffic lots and surfaces with heavy weather exposure may want it more often — and a lot that takes constant low-speed turning traffic wears faster than a driveway carrying the same number of vehicles in a straight line.
Sealcoating is typically dry to the touch within 4 to 8 hours, but keep vehicles off it for at least 24 to 48 hours so it cures fully. We will give you the real numbers for your surface and that day’s weather before we start, so you can plan parking rather than guess.
No. Sealcoating protects and extends the life of asphalt, but it is a coating rather than a filler — it will not fill large cracks or potholes. We offer crack filling and patching to deal with those first, and then the sealer goes over a closed surface for a smooth, long-lasting finish.
Spring through early fall, when temperatures stay above about 50°F and dry conditions allow the sealer to cure properly. We do not apply sealer into rainy or freezing weather — a coat that cannot cure is a coat you pay for twice.
There are three families in common use — coal tar, asphalt emulsion and acrylic — and they differ in durability, appearance, smell and cost. Not straight away. New asphalt needs to cure and off-gas first, and sealing it too early traps that. Once it has had a season, getting onto a two-to-three-year cycle from the beginning is the cheapest way to own a driveway — you are maintaining a good surface instead of trying to rescue a bad one.
