What do you need?

One crew, the whole surface.

These are almost always booked together, and they have to happen in the right order — fill, patch, seal, then stripe.

Still not sure?

Questions we get asked.

How much does sealcoating cost?

Pricing depends on the size of the area, the condition of the asphalt and whether any repairs are needed first. There is no useful per-foot number we could put on this page that would not mislead you — a clean, sound driveway and one that needs crack filling and two patches are different jobs. Call (434) 204-4282 for a free estimate and we will give you a competitive number for your surface.

How often should I sealcoat my driveway or parking lot?

Every two to three years for most surfaces. That keeps the asphalt protected from weather, water and cracking. High-traffic lots and surfaces with heavy weather exposure may want it more often — and a lot that takes constant low-speed turning traffic wears faster than a driveway carrying the same number of vehicles in a straight line.

How long does sealcoating take to dry, and when can I use the surface again?

Sealcoating is typically dry to the touch within 4 to 8 hours, but keep vehicles off it for at least 24 to 48 hours so it cures fully. We will give you the real numbers for your surface and that day’s weather before we start, so you can plan parking rather than guess.

Will sealcoating fill in cracks and potholes?

No. Sealcoating protects and extends the life of asphalt, but it is a coating rather than a filler — it will not fill large cracks or potholes. We offer crack filling and patching to deal with those first, and then the sealer goes over a closed surface for a smooth, long-lasting finish.

What is the best time of year to get sealcoating done?

Spring through early fall, when temperatures stay above about 50°F and dry conditions allow the sealer to cure properly. We do not apply sealer into rainy or freezing weather — a coat that cannot cure is a coat you pay for twice.

What kind of sealer do you use?

There are three families in common use — coal tar, asphalt emulsion and acrylic — and they differ in durability, appearance, smell and cost. Which one suits your surface depends on what it is, where it is and what it has to put up with. Ask us and we will tell you what we are proposing to put on your property and why, before we do it.

Do you work on commercial property as well as driveways?

Both. Residential driveways are a large part of what we do, and so are parking lots for businesses, schools and managed properties — including striping, accessible spaces, fire lanes and directional markings. Commercial work is usually scheduled early, late or at a weekend so the property keeps trading.

What areas do you cover?

We are based in Greenwood in western Albemarle County and cover 39 communities across Central Virginia and the Shenandoah Valley — Charlottesville, Crozet, Waynesboro, Staunton, Ruckersville, Zion Crossroads, Lake Monticello and the counties between them. If you are not sure whether we reach you, call and ask.

My driveway is brand new. Should I seal it?

Not straight away. New asphalt needs to cure and off-gas first, and sealing it too early traps that. Once it has had a season, getting onto a two-to-three-year cycle from the beginning is the cheapest way to own a driveway — you are maintaining a good surface instead of trying to rescue a bad one.

Do you provide free estimates?

Always. We come out, look at the actual surface and give you a price with no charge and no obligation. Call (434) 204-4282 or send the form on our contact page.
