The window is spring through early fall

Sealcoating wants temperatures above about 50°F and holding — not a single warm afternoon in March, but ground and air that have both come up. In Central Virginia that generally means late spring through to early fall, and it is a genuinely narrower window at elevation. A driveway in Afton or up toward White Hall runs colder and damper than one in Waynesboro or Palmyra, and it deserves to be scheduled later in the spring and earlier in the fall.

What actually goes wrong in the cold

Sealer cures by losing water and coalescing into a continuous film. Below the working temperature that process stalls: the coat stays soft, the film never knits together properly, and what you get is a surface that scuffs, tracks and wears off in a season instead of lasting years. It looks perfect on the day. That is the trap — you cannot tell by looking whether a coat cured, only by how long it lasts.

You need the dry stretch on both sides

The surface has to be dry going in and stay dry coming out. Rain on fresh sealer will lift it, streak it, and in a bad case wash it into the gutter. This is why a sealcoating crew that watches the forecast and moves your date is doing you a favour, not messing you about. We would rather reschedule you by three days than apply a coat we know is going to fail.

Allow 24 to 48 hours before vehicles

Dry to the touch is roughly 4 to 8 hours depending on temperature and humidity. Fully cured is 24 to 48. Those are different things, and the gap between them is where most damage to new sealcoat happens — a car put back after six hours will leave tyre marks and can pull the coat at the point where the wheels turn. Plan the parking before the crew arrives rather than after.

Every two to three years, not when it looks bad

By the time a surface obviously needs sealing, it has already been unprotected for a while and some of the damage is in the base rather than on top. A two-to-three-year cycle keeps the job in the maintenance budget. Waiting until it looks bad moves it to the repair budget, which is a different number entirely.

Book earlier in the year than you think

The good weather window is the same window every sealcoating contractor in the region is working in, which means the calendar fills from the front. If you know your driveway or your lot is due this year, getting on the schedule in spring is how you get the date you want rather than whatever is left in September.
